Fresh housing plan for disused land behind row of Bloxwich homes

A fresh plan to build new homes on overgrown land behind a row of Bloxwich houses has been put forward.

Park Homes Ltd are looking to demolish a Lichfield Road home which they say is in poor condition to create an access to five new four-bedroom properties on the site behind.

The developer said the new builds would deliver ‘high quality’ new homes for the community if the proposal is given the go-ahead.

A previous application for six homes on the land had been submitted in late 2020 but was later withdrawn. Walsall Council planners are expected to make a decision on the new application next month.

Agent J Mason Associates said: “The land to the rear of the site is currently overgrown with only two-three outbuildings located.

“The existing dwelling which fronts Lichfield Road is circa 1970s build and is in a poor state of repair.

“There are several trees and hedges located to the rear of the site. A bus stop is located in front of the site which is proposed to be moved.

“The site could be viewed as an ideal opportunity to create additional housing, strengthening the local community by making use of land, which forms part of a long standing, established community.

“The situation of the site within an area of predominantly residential builds, allows a broad range of community facilities within a short distance of the site.

“The location of the site, adjacent to a long-established community comprising of retail, open space facilities, and close to public transport nodes are positive characteristics which need to be maximised through the provision of a safe, direct, and convenient site layout.

“The site is currently undeveloped land with an existing house towards in front of the site presenting the principal elevations to Lichfield Road.

“The proposed scheme will provide new residential accommodation, creating a vibrant edition to the local community.”

“The fundamental characteristics that the proposed development will exhibit are it will play a central role in establishing a new part of the community in the area.

“It will deliver high quality accommodation to the local community, it will develop the site, allowing additional potential revenue for local businesses in Bloxwich and it will act as a high-quality example of well designed, considered housing, which is sensitive to local context.”
