RS Investments and Developments Ltd put forward proposals to Walsall Council planners to create nine flats on land on The Green behind The Bell Inn in Bloxwich.

The land used to be part of The Bell’s car park facility but the developers said it is no longer used for that.

Plans for a residential development were previously put forward three years ago but the scheme never materialised.

Agents Architectural Solutions (Midlands) Limited said: “The application site was previously part of the car park to the Public House, but no longer has any relationship with this property.

“Planning permission was granted on January 8, 2018 for the construction of four apartments comprising, two one bedroom and two two bedroom.

“This scheme was in a two storey block and included an area for communal bin storage and six off road parking spaces. This permission has only recently expired on January 8 2021.

“We propose a development over three floors, which is not out of scale with the existing three storey block of flats adjacent, and also not over bearing onto the adjacent public house and its outdoor garden area.

“Although the proposals are now for nine flats, the footprint of the development is not dis-similar to that of the previously approved scheme.

“The proposal represents a policy compliant scheme which is an appropriate form of development on previously developed land within an urban area which would provide much needed housing.

“The proposal would not be harmful to the character and appearance of the area and would preserve or enhance the Conservation Area.

“The proposed development would not be detrimental to residential amenity and would make adequate provision for off street parking and would not be prejudicial to highway safety.”
