Soterion Ltd wants to utilise space it owns next to its base in Northgate and create five new units and associated parking, which it says will boost the area.

A planning application for the proposed buildings, which could be used as offices or for light industrial purposes, has been submitted to Walsall Council.

The company said it has not had to use the whole site and storage building next to Soterion House for some time and said a slight reconfiguration of its existing parking will free up the site for another use.

If approved, the five units would be in terraced form and provide a total internal floor space of 875 sq m.

It is proposed a total of 28 parking spaces will be created, including five disabled spots, while there will also be electric charging point for each new unit.

A traffic assessment carried out by the applicants concluded there would be no negative impact on traffic and highway safety through the development.

Agents Lloyd Thomas Architects said: “The scheme has been designed to provide much required commercial space in a unit size that is in high demand locally.

“The proposal puts a vacant and under-used brownfield site to good economic use, increasing the commercial viability of the area and improving employment opportunities.

“The scale of the proposal is in keeping with its neighbours, and leaves enough adjacent space to provide adequate parking, delivery, manoeuvring, refuse and emergency access.

“The design and materials used either match or are complimentary to the commercial nature of the area. The proposal demonstrates high quality design that will enhance the appearance of the industrial estate.

“This form of regeneration is in full compliance with relevant local and national planning policies.”

A decision on the proposal is expected to be made next month.
