New homes planned for unused land in Walsall

Much-needed new homes could be built on a patch of ‘unused’ garden behind houses on a Walsall street.

Chase Developers Ltd are looking to create seven three bedroom houses and a two-bedroom bungalow on the land behind existing properties on Bentley Lane.

They said the development would help Walsall Council hit housing targets while the new properties will be of a good standard.

If the proposal is given the green light, an existing house on Bentley Lane will be reduced in width to make way for a new access road.

Walsall Council planning officers are currently considering the  outline application and are expected to make a decision next month.

Agent RMS Designs said: “The land in question was an unused piece of garden land to the rear of 187 Bentley Lane.

“The housing shortfall across all of the UK is widely acknowledged. This will, albeit a medium plot, add to bringing that shortfall down

“The scheme would help deliver in a small part of an additional dwelling in accordance with local policy which seeks to achieve a diversity of housing and sets out the council’s housing targets.

“The proposed scheme on this “windfall” site which is readily available and deliverable and would help achieve in a small part these ever increasing targets in a sustainable location and form of development.

“It is considered that the application scheme fully accords with the latest national planning policy objectives, as well as those at a local level which support the delivery of housing and the proposed development will make efficient and positive use of an under-utilised site within the borough.

“The proposed residential properties will provide a good standard of residential accommodation for future occupiers in close proximity to good public transport facilities, local services, to the front of the site is an open space public access field

“Based upon the detailed planning assessment justification case presented in support of the scheme, the applicant contends that the case in support of the conversion of this underutilised site to provide 8 Extra Dwellings is compelling and that Officers and Members (if required) should support the scheme.”
