Bid to create ‘much-needed’ industrial space in Dudley

Hinton Perry and Davenhill, owners of clay roof tile manufacturing company Dreadnought Tiles, has teamed up with Antringham Developments to bring forward the development of a 2.4 acre site on Dreadnought Road in Pensnett.

The developers are proposing a new secure, self-contained business park, called Dreadnought Business Park, made up of either three units of about 11,000 sq ft – 16,725 sq ft or one unit of 40,000 sq ft.

The units will be offered on a Build to Suit basis and will be suitable for a range of commercial uses, including industrial, storage and distribution.

Alex Patrick-Smith, managing director of Hinton Perry and Davenhill, said: "Dreadnought Tiles has been manufacturing roof tiles and bricks at our Pensnett factory for more than 210 years. We have been considering the potential redevelopment of the surplus land adjacent to the factory for a number of years but now seemed like the right time to bring it forward.

"Working with our partner Antringham Developments, we’re excited to see the next phase in the history and evolution of the Dreadnought site."

Tim Blairs, managing director at Antringham Developments, said: “This is an exciting opportunity to bring forward a new business park that will deliver much needed industrial space in the Black Country.

“Pensnett is an established industrial area and our proposed development will add further weight to its credentials as a business hub. For occupiers, the opportunity to take advantage of the financial incentives that being based in an Enterprise Zone provides is a considerable benefit.”

Property consultants CBRE have been instructed to market the development.

Melissa Wase-Rogers, director in CBRE’s Birmingham industrial team, said: "The addition of an extra 40,000 sq ft of space to the local market is very much welcomed, given the current shortage of supply and high levels of demand we are seeing in the Black Country for this type of space.

"The proposed business park’s location, with its excellent access to the motorway network, make it ideal for businesses operating in the distribution sector."
