Plans for 140 new homes on 'open space' in Staffordshire town amongst this week’s applications

Another application to build new homes in the Eccleshall area has been submitted to Stafford Borough Council.

The latest plans, put forward by Bellway Homes, propose up to 140 homes, drainage and open space on land south of Stone Road.

The 6.9 hectare (17 acre) site is currently open agricultural land. It is located to the east of Eccleshall and the west of Gentleshaw Wildlife Centre and Fletchers Garden Centre.

The proposed development is set to include 56 affordable homes, the application form stated.

A letter submitted as part of the application said: “This highly sustainable site adjacent to the settlement of Eccleshall is able to provide up to 140 dwellings including 40 per cent affordable housing in a mix of size and tenure, is well connected for pedestrians and cyclists to an excellent range of services and facilities within the settlement and the wider countryside, provides public open space for residents and achieves 10 per cent biodiversity net gain at a time when the council cannot demonstrate a five year housing land supply.

“The benefits of this proposal would significantly outweigh any harms and should therefore be approved without delay.”

The application has already received objections from Eccleshall residents concerned about the number of new homes proposed for the area.

A Newport Road resident said: “This application is outside of the settlement boundary of Eccleshall, destroys productive farmland and if approved would overload already-stretched infrastructure.

“Our school, parking, flooding and sewage are already beyond their capacity. I am not against appropriate development in appropriate places, but this one, together with the five other applications either submitted or about to be submitted, will urbanise a historic market town, surround its historic centre with modern estates and destroy productive farmland.”

A Trinity Road resident said: “On Friday 13th February at 7pm, Eccleshall’s wastewater system had discharged untreated sewage for 10,083 minutes in the last 14 days. This equates to approximately 720 minutes per day – around 12 hours of sewage discharge every day in the 14 day period.

“This level of discharge clearly demonstrates that the current wastewater network is already operating beyond capacity. There are currently applications proposing hundreds of additional dwellings in Eccleshall, a massive increase in the percentage of housing numbers.

“Adding this scale of development to the system would increase further the frequency and duration of sewage spills.”
