Residents are being asked for their views on plans to build up to 70 new homes on green belt land north of Stone.

Developer St Philips is proposing to build on a 3.27 (8.08 acre) strip of land to the east of the A34 and the west of the Trent and Mersey Canal.

A planning application has not yet been submitted to Stafford Borough Council. But a development website is inviting comments on the proposals until October 27.

If plans are approved by Stafford Borough Council, 50% of the new homes proposed would be affordable housing, the development consultation website stated. The development would also include supporting infrastructure, open space, urban drainage systems and biodiversity enhancements.

The website stated: “The proposed development offers an ideal opportunity to deliver a high-quality, attractive and well-integrated new development, which forms a natural and logical infill within Stone. It is recognised that the site is currently designated as Green Belt in the adopted – but out-of-date – Development Plan.

“The Government is clear on the critical need to boost the supply of homes nationally and has recently revised the National Planning Policy Framework (2024) to increase the need for housing in Stafford Borough Council and include provisions for where development is acceptable in the Green Belt. In particular, the revised NPPF introduced ‘Grey Belt’, which is land within the Green Belt considered to not strongly contribute towards three of the purposes of the Green Belt, in areas sustainably located and where there is a demonstrable need for housing.

“In light of Stafford Borough Council’s Local Plan Review being paused and the acute need for housing within the borough, it is considered that the land north of Stone can be classified as ‘Grey Belt’ land in a sustainable location. It is therefore not inappropriate development within the Green Belt is acceptable in principle.”

Stafford Borough Council is currently considering proposals for other housing developments in the Stone area. In August developer Taylor Wimpey submitted an application to build up to 140 new homes on land at Marlborough Road, Walton, and Richborough Estates has proposed 240 homes on land off Eccleshall Road.
