Two shops and a flat above in the Black Country, generating £25,000 per annum, are going for sale at auction next week.

The mixed-use, freehold property at 46/46a High Street in Bilston town centre will have a guide price of £225,000-plus in Bond Wolfe's next livestreamed auction on Thursday, February 5.

There is a main retail area, office, two preparation areas, store and kitchen on the ground floor, and a cake decoration classroom, stockroom and preparation area upstairs.

46a High Street hosts Ali Barbers Hair Dressing Salon on a four-year lease - expiring in October 2029 and generating £6,600 per annum, with the salon, kitchen, store and toilet all on the ground floor. 

Ali Barbers has been there for around 20 years.

The self-contained flat on the first floor is let on an assured shorthold tenancy, generating about £6,000 per annum, which is due to expire in January 2027.

The flat has its own rear entrance, with a lobby and stairs to the first floor, which has a lounge, bedroom, kitchen, shower room and separate toilet.

The property, which has a secure surfaced car park at the rear accessed off Stonefield Walk, is in a prominent position on the High Street, just off the A463 Black Country Route.
