Application to transform once state-of-the-art Aldridge office block into 25 flats

Another 25 flats are set to be created in former state-of-the-art office space in Aldridge town centre.

Over the last 10 years sections of Centre House in Court Parade have been turned into residential accommodation as demand for business space has fallen.

A new planning application submitted to Walsall Council proposes the change of use from commercial to residential to create 25 new homes.

Former occupants include Midland Fertility Services and it is currently home to SOS Recruitment Group, pharmacy stock company Orridge & Co along with with three one-bedroom and five two-bedroom flats on the ground and first floors. 

The current homes cost from £113,218 to £153,850 but the new apartments are expected to be more expensive.

 Aldridge Property Investments Ltd, of Holloway Head, Birmingham, has submitted the planning application via Kidderminster agents Greybanks and Apse Building Design.

Residents in the area can still object or comment on the planning application which Walsall Council estimates will be either passed or refused by the first week of September. 

When opened in 1969, Centre House offered 17,192 sq of prime office and retail space as shoppers and businesses flocked to the town. However, 60 years on both the business and residential market have radically changed.

Due to the number of residents which could be living in the block, a study had to be undertaken about its impact on local traffic.

Roberts Highway Consultants Limited submitted the report and said: "The site occupies a sustainable town centre location with convenient access to a range of local amenities and public transport options, including regular bus services. Located just south of the Aldridge Shopping Centre, the premises are well positioned within a mixed-use area, near retail, commercial, leisure, and healthcare facilities, removing the reliance on car travel. 

"Based on this standard, the proposed development would be permitted a maximum of 38 parking spaces. The proposed site layout includes provision for 35 parking spaces, which is within the maximum threshold and therefore compliant with local policy requirements. 

"When combining the existing parking provision alongside the standards for 25 apartments, a maximum of 50 parking spaces would be permitted. It is understood that where developments are located within town and district centres (as in this instance), the council will negotiate an appropriate level of parking provision with developers, taking into account."
