Victorian shopping arcade in the Black Country on the market for £4.95 million
Walsall’s historic Victorian Arcade is on the market with a guide price of £4.95 million.
The retail and leisure arcade located between Bradford Street and Lower Hall Lane in Walsall town centre is listed for sale with London-based M3M Real Estate.

Sales particulars describe the property as a high-yield retail and residential investment opportunity offering “immediate returns and enduring growth prospects”.
The 33,002 sq ft arcade is Grade II listed and features a barrel-vaulted glass roof.

It was designed by architect Jonathon Ellis and built between 1895 and 1897 on the site of the medieval Shambles, a meat market and timber yard, and was originally known as Digbeth Arcade.

Sales particulars describe it as a “thriving retail and leisure destination surrounded by major shopping centres, transport hubs, and high footfall”.

They add: “This investment combines stability from established national tenants with robust residential income and clear upside through redevelopment potential.

“Current net annual income exceeds £570,000, supported by a diversified tenant mix across retail, food, services, and housing. With leases extending to 2035, planned HMO expansion, and new apartment developments, investors can expect strong yields and long-term capital appreciation.”

It was previously listed for sale in 2023 with offers of more than £5.75 million invited.
