An empty shop on a busy Black Country high street that until recently was home to an estate agency has been sold.

The freehold property at 9-9a Carters Green in West Bromwich town centre, which includes rear car parking, was bought by a private investor for £242,000, having been marketed for sale by commercial property agent Bond Wolfe.

James Mattin, managing director and auctioneer at Bond Wolfe, said as well as the retail space there was good potential for the upper floor to be converted to residential use, subject to planning permission.

Mr Mattin said: “The prominent location of this traditional, two-storey and mid-parade property made it attractive to the purchaser, with several renowned retailers close by, including Aldi, Lidl, Big Johns and the Post Office.

“Another factor that drove the sale is the excellent scope for converting the first floor into a self-contained flat, subject to planning consent.

“There is rear access available to vehicles via John Street, with car parking space available and external stairs to the first floor.”

9-9a Carters Green has 566 sq ft of retail space on the ground floor, with toilet facilities, plus a kitchen, bathroom and two large rooms totalling 336 sq ft upstairs.

Carters Green is a continuation of West Bromwich High Street, off the Albion Roundabout on the Black Country New Road.

Solihull law firm Solomons Solicitors acted for private buyer, while the seller was advised by Kundert Solicitors in Coventry.
