Plans approved for Bellway to build 41 homes in Wombourne
Planning permission has been issued for a development of 41 new homes in Wombourne following the signing of a legal agreement between South Staffordshire Council and housebuilder Bellway.
The development, which will be known as Ladywell Coppice, will include a mix of two, three and four-bedroom properties on a 4.3-acre site off Orton Lane. Among the 41 properties will be five bungalows to meet the housing needs of the district’s growing older population.
The planning agreement secures the provision of 40 per cent affordable housing, and an acre of publicly accessible open space within the site, including a children’s play area.
Bellway will also contribute £36,759 towards healthcare infrastructure in the area and install an off-site interpretation board near South Staffordshire Railway Walk.
The housebuilder plans to start construction on site this spring with the first homes being released for sale in May 2026.

Chris O’Hanlon, Senior Planning Manager for Bellway West Midlands, said: “We have designed a development which responds closely to local housing need, in particular delivering homes suitable for older residents in a district where the age profile is higher than the national average.
“This is a development which puts people and the planet first. We will be building energy-efficient homes with solar PV panels and electric vehicle charging points to help residents minimise their carbon emissions.
“New habitat creation, including grassland and wetland, alongside additional tree planting and the installation of bat and bird boxes will enhance the biodiversity of the site while also creating a visually attractive place for residents to live.”
Bellway’s Central Strategic Land team purchased the 4.3-acre site off Orton Lane in 2019 and successfully promoted it for residential development in the Local Plan.
The planning application by Bellway’s West Midlands division was approved by the council’s planning committee last year, subject to the completion of the legal agreement.
The development will include 24 homes for private sale and 17 affordable homes for shared ownership and social rent. Three of the five bungalows being built will be available to buy on the open market while two will be provided as affordable homes.
