Bellway Strategic Land submits plans for up to 140 new homes in Eccleshall

Bellway Strategic Land has submitted an outline planning application for up to 140 new homes in Eccleshall.

The new development is proposed for a 17-acre site to the south of Stone Road, on the eastern edge of the settlement.

The proposals would include 40 per cent affordable housing, new public open space, connectivity to the town and the wider countryside, and a children’s playground.

The project would deliver a biodiversity net gain of more than 10 per cent through the creation of new wildlife habitats and Bellway would make financial contributions to fund improvements in local services and infrastructure.

Sarah Jones, Bellway Strategic Land and Planning Manager for the Central region, said: “This outline planning application sets out our intention to deliver a sustainable and attractive development on the edge of Eccleshall.

“The new neighbourhood would provide much-needed new homes, including a significant number of affordable properties. 

“A landscape-led approach has underpinned the design of the site ensuring that existing natural features of value – such as a group of mature, high-quality trees within the southwestern corner of the site – will be retained.

“To deliver a biodiversity net gain, mitigation measures will be provided, likely to include a new planting programme within areas of open space, the provision of bird and bat boxes, and the creation of log piles and hedgehog gaps.

“The public right of way that crosses the centre of the site will be retained, while new footpaths and cycleways will connect pedestrians and cyclists with the green open space and the wider network.

“Our project team engaged with Eccleshall Parish Council, presenting the emerging proposals at a briefing in May 2025. A wider website-based public consultation was also undertaken in September 2025. The responses were analysed and where possible our proposals have included elements to address comments, in particular with regard to landscaping, woodland and footpaths.

“Bellway has also made a commitment to enter into a legal agreement to provide financial contributions where appropriate if the planning authority considers this necessary. The development would also bring economic benefits to the area through the creation of jobs, support for local businesses, and increased spending within the local economy.”

The outline plans were submitted to Stafford Borough Council in November 2025. Detailed plans for the homes will be brought forward at a future date, subject to outline planning approval.
