Inside the BOX - strong Black Country and Birmingham activity highlighted
BOX4 Real Estate has released its Inside the BOX – Midlands H1 2025 market report, providing an in-depth look at the industrial and logistics sector across the region. The report tracks 4.73 million sq ft of take-up across 31 deals so far this year, with resilient demand despite wider economic pressures.
The Black Country and Birmingham submarkets remain central to this story, contributing significantly to regional activity. The Black Country alone accounted for almost 840,000 sq ft of transactions in H1 2025, second only to Northamptonshire. This included landmark deals such as Pallet Track’s 405,000 sq ft acquisition at Waterways Business Park in Wolverhampton and PJH Group’s 200,000 sq ft pre- let at Pin 54. Birmingham recorded a further 283,000 sq ft of activity across three lettings, reflecting solid demand from regional operators.
