A Black Country town centre store that hosts a Ladbrokes betting shop is going up for auction.

The accommodation extends to 839 sq ft on the ground floor and 859 sq ft in the basement.
Ladbrokes is paying £20,500 rent a year on a 15-year lease until August 2028. The property is on a long leasehold with around 111 years unexpired at a peppercorn rent, subject to the existing tenancy.
It is one of several lots in Bond Wolfe’s landmark 50th auction which is being livestreamed on Thursday, May 14.

James Mattin, managing director and auctioneer at Bond Wolfe, said: “This is a ground floor lock-up retail property with accommodation on the basement and ground floor.
“The shop is fitted out with Ladbrokes’ usual corporate design and is on the southern side of Bridge Street, between The Bridge and within 80 metres of Park Street, the prime retail pitch in Walsall town centre.
“Walsall has a strong retail offer centred on the pedestrianised Park Street, which links the Crown Wharf Shopping Park to the north, the Saddlers Shopping Centre in the centre of Park Street and Old Square Shopping Centre to the south.
“Crown Wharf is anchored by Asda Living, with retailers including Next, TK Maxx, Top Shop, Top Man and J D Sports.
“The Old Square Shopping Centre is a major town centre redevelopment site which is planned to incorporate a Co-Op supermarket and Primark.”

Walsall has a population of more than 170,000 and is around 10 miles north of Birmingham city centre, six miles east of Wolverhampton, five miles north of West Bromwich and six miles west of Sutton Coldfield.
The town is just two miles from both junctions 9 and 10 of the M6 motorway, linking to the M54, M42 and the M6 Toll Road.
The Walsall property will be among 168 lots appearing in Bond Wolfe’s next auction which starts at 8.30am on Thursday 14 May.
The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
