200-home plans put forward in outline application for green belt land near Walsall
Housing developers want to new build homes in Streetly near Walsall
Plans have been lodged by developers hoping to build up to 200 new homes on farmland near Walsall.
Developer St Philips wants to create a new housing estate with parking spaces off Chester Road in Streetly, next to the Planters Pacific Garden Centre.
If plans get the green light the works will include the demolition of existing structures on the site and the creation of a public open space.
Access to the homes will be directly from Chester Road with an island installed for vehicles turning right into the new estate.

The St Philips planning statement stated: “The application seeks to deliver up to 200 high-quality market and affordable homes. The design is shaped to respond to the site’s unique topography and enable a legible street hierarchy.
“The design of the residential units and housing mix will be determined at the reserved matters stage and will have consideration to market demand and the council’s housing need evidence at that time.
“A minimum buffer between the proposed built development and the southern edge of the application red line is shown on the land use parameter plan. This takes the form of a16-foot buffer between the site and the existing residential property and garden centre.”

It also stated: “The site is broadly bound by the A452 Chester Road to the west, a residential property and garden centre to the south, a railway line to the east and scrubland to the north.
“The site is immediately adjacent to Streetly and is located in close proximity to Aldridge and Walsall town centre which both offer a wide range of shops, services and facilities.
“There are existing bus stops on Chester Road which offer services between the site and surrounding area. The closest existing schools are Manor Primary School located around one mile to the south of the site and Blackwood School is located around one mile away of the site.”
The green belt site is among several in the borough earmarked for more than 20,000 dwellings to fulfill projected housing needs.
The outline application is being handled by Birmingham-based agents Savills and has cost the developers £27,687 plus planning portal fees. The application is at the public consultation stage.

Residents in nearby Aldridge have been among those organising protests against building on farms.
Proposals for 500 homes in Bosty Lane and 115 homes in Longwood Lane were not included in the local plan figures.
