14-bed HMO could be built above Smethwick pharmacy under new plan

A new HMO could be built above a Smethwick pharmacy according to plans submitted to Sandwell Council.

Ashworth Pharmacy in Queens Road, Smethwick, would be extended and a new extension would be added to make way for a 14-bed house of multiple occupation (HMO).

A two-storey rear and side extension would be built behind the pharmacy to make way for the HMO across two floors. The pharmacy would remain open and would also be extended under the plans.

Neighbouring gift shop My Cards and More would also be demolished according to the planning application.

The pharmacy was taken over by Pranav Gupta in 2021 after the retirement of the previous owners.

A statement included with Mr Gupta’s application said: “The proposed extension has been designed to be in keeping with the scale and character of surrounding properties.

“The two-storey form aligns with typical residential and commercial developments in the area, ensuring it does not appear overbearing or out of context.

“Although no private garden is provided, the HMO occupants will benefit from close proximity to local parks, community facilities, and shops. The location is highly sustainable, with excellent access to public transport, reducing reliance on private cars.

“The proposed development represents an efficient and sustainable use of a well-located urban site.

“It retains and enhances a valuable local business, while contributing to local housing need through the provision of high-quality HMO accommodation.

“The design is in keeping with the surrounding area, access arrangements are appropriate, and the development supports local and national plannıng policy aims.”
