Controversial plans to build more than 200 homes in Fradley expected to get green light
Controversial plans to build more than 200 homes in Fradley are expected to get the green light.
This comes as planning officers at Lichfield District Council recommended councillors grant permission despite a petition signed by more than 1,000 residents and ‘significant objections’ from Fradley Parish Council.
The proposed development for land east of Fradley Lane would see 230 new homes and a new community centre built. The outline application which is set to be decided on next week is only set to rule on the principle of development and access.
Access is set to be created from a new roundabout on Fradley Lane and a speed reduction would be introduced around the site. The scheme has attracted a significant amount of objections from local residents.
There have been 85 comments submitted to planning officers over the application, all objecting. Additionally a petition has attracted 1,086 signatures all raising concerns over the character of the village being lost, increased strain on local resources and traffic noise.
However, no statutory consultees objected to the proposal apart from Fradley Parish Council. The parish council raised concerns over the lack of information on the proposed community building, the lack of facilities in the village for new residents and highway safety.
The objection states: “The village lacks resources, facilities and amenities to support the numbers of houses already built. To build more will place an intolerable burden on existing resources, facilities and amenities.
“There are insufficient services and facilities to serve the present population. To add an additional 230 families will simply make life more difficult for the existing population who have to travel to find the services and facilities it needs.”

The development will provide 28 per cent affordable housing, with Lichfield District Council hoping to secure a split of 65 per cent social rented and 35 per cent shared ownership. The development is proposing several financial contributions
In recommending approval of the application, planning officers state: “The proposed development would see up to 230 dwellings delivered on a site which is not in the Green Belt, and which is considered to be in a sustainable location. The council are unable to demonstrate a five-year housing land supply.
“As such, the delivery of housing should be afforded very significant positive weight in the planning balance. The recommended conditions with regard to implementation timescales would secure the start of works within the five-year period.
“The applicant has worked positively and proactively with the council, Staffordshire County Council, and other consultees/stakeholders to demonstrate that the site is technically suitable and that any potential negative impacts could be satisfactorily mitigated either at detailed design stage, or by way of appropriately worded planning condition.“
