Major plan for 360 homes on farmland on edge of Stafford and this week’s other applications
More than 360 new homes could be built on farmland to the east of Stafford.
Hallam Land has put forward outline proposals for a housing development on land off Milford Road, Walton-on-the-Hill.
If the application is approved by Stafford Borough Council, up to 360 homes could be built on the land. More detailed proposals, including site layout and housing types, would come forward at a later date as part of a reserved matters application.
More than 100 homes on the site would be affordable housing, documents submitted to the council stated. Public open space and an access to the site off Milford Road are also proposed.
A planning statement submitted as part of the application said: “Stafford, in which Walton-on-the-Hill is located, is defined as a County Town and the most sustainable settlement within the borough. By virtue of its location immediately adjacent to Walton-on-the-Hill development boundary, and within walking distance of a range of services and facilities within the vicinity, the site is a highly sustainable location for residential development.
“Whilst the specific dwelling types and housing mix will be confirmed at reserved matters stage, dwellings will be a maximum of three storeys and are likely to be a combination of 1.5, 2 and 3 storeys, which will help create an interesting and varied street scene, and is fitting with the local character of Walton-on-the-Hill. Significant new tree and hedgerow planting is proposed, notably along the northern and eastern boundaries to help assimilate the proposed development into the edge of settlement location and filter views of the built form.

More than 25 objections have been submitted so far to Stafford Borough in response to the proposals. Objectors have raised concerns about the impact of hundreds more homes on local roads, health services and schools.
A Bluebell Hollow resident said: “The proposed development will create an additional junction in an area that is already heavily congested. Due to the proximity of Walton High School, the location becomes extremely busy during peak times, with large numbers of students crossing the roads in a rush and parents queuing in their cars.”
A Stockton Lane resident said: “I strongly believe that the infrastructure in the surrounding area would not be able to deal with this additional number of houses. There are not any more school places available (and) there are approx. 20,000 people registered to our one doctors already.
“Our local roads cannot deal with the current traffic and would struggle to deal with any more. The local area is not able to deal with this many new houses and the addition of this many new houses would be detrimental to the local area and the current residents.”
A Stockton Lane resident said: “Stafford’s County Hospital no longer operates a fully functional 24-hour Accident and Emergency department, with hours reduced (from 24 to 14 hours daily). This means many emergencies are diverted to Royal Stoke University Hospital, adding distance, time, and pressure to an already overstretched system.
“Additional demand from 360 homes will inevitably increase ambulance calls and hospital attendances, yet local capacity is already insufficient. Adding 360 new homes will significantly increase demand on these already overstretched and under-resourced services, with potentially life-threatening consequences for both existing and future residents.”
