90 new homes for Gnosall among this week’s planning applications in Staffordshire

Up to 90 new homes could be built on farmland on the edge of Gnosall if plans are given the green light by Stafford Borough Council.

The development has been proposed for land at The Horseshoe, on the north eastern edge of the village, by Richborough.

Outline planning consent is being sought at this stage. If the application is approved, a reserved matters application, covering details including housing type and site layout, would come forward at a later date.

A planning statement submitted as part of the application said 40% of the proposed properties – 36 – would be affordable homes. There would also be 2.8 hectares (6.9 acres) of public open space, including an orchard and children’s play area.

The statement added: “The site is sustainably located on the edge of Gnosall’s settlement boundary, and subsequently would provide future residents with access to a range of existing facilities, including a local pub, pharmacy, coffee shop, church and a local library. The proposal would deliver a range of benefits including much-needed new homes, including a mix of dwelling sizes and tenures (and) high quality, sustainable design which is visually attractive and respectful of its setting.”

But a Brookhouse Way resident who has objected to the proposals said: “Access to this planned development is up a narrow track and adding roughly 150 plus cars to that area will cause havoc. It’s a single track road that is very poorly maintained.

“Audmore Lane/Horseshoe often turns into a river come heavy rain, running down to the area you subject for access. The green space centrally aids with all this being a sponge.

“We suffer with lots of flooding within the village and building here will massively contribute towards this being on higher ground.”
