House builder Bloor Homes has now launched a consultation website showcasing detailed plans for the new neighbourhood. The development, planned for land west of Sutton Road and south of Hints Road, will include 50 per cent affordable homes, including shared ownership for first time buyers.

The houses on the development will be built to Future Homes Standard and make up a neighbourhood of zero carbon ready homes. This means the houses would be gas free and include air source heat pumps, solar panels and uprated insulation.

Existing woodland and the majority of hedgerows will be retained on the site. New public open spaces will be created, along with cycle routes and the creation of a children’s play area.

The 14 hectare site is located within the green belt and is currently in agricultural use. However the applicant states that recent changes to national planning law means the site should be classed as grey belt because it is sustainably located and will help to meet increased housing needs.

It is also proposed that the speed limit on Sutton Road would be reduced from 40mph to 30mph, the speed limit on Hints Road of 40mph would be extended along the site’s frontage, which currently has the national speed limit. A new toucan crossing would be installed on Sutton Road, alongside the speed limit reduction, to improve safety for pedestrians and cyclists.

Emma Foster, Senior Planning Manager at Bloor Homes, said: “We are pleased to have launched our consultation on proposals for high-quality homes, green public open spaces and community facilities at Mile Oak.

“Our vision for this new neighbourhood goes beyond simply building houses – we want to create a sustainable, landscape-led community where people can thrive. The plans prioritise extensive green public spaces, preserve existing mature trees and the majority of hedgerows, create new woodland areas and will deliver significant biodiversity enhancements.

“With up to 50 per cent of the homes being affordable, this development will provide exceptional opportunities for first-time buyers and those on lower incomes to secure a home in this well-connected location.

“We believe that great communities are shaped by the people who live in them, which is why we’re actively seeking local input on the types of homes and amenities needed. We would encourage local people to tell us what they think and help shape the future of Mile Oak.”
