Derelict Brownhills pub goes up for auction with guide price of over £220,000

A derelict former pub in Brownhills has been put up for auction with a guide price of over £220,000.

The former Wheel Inn on Lindon Road closed its doors to the public over 15 years ago.

Auctioneers Bond Wolfe have listed the building as ‘suitable for a variety of alternative uses’ and ‘in need of renovation’.

The site has been subject to several planning applications in the past. In 2015, plans were submitted by Mr Sukhjit Khera to demolish the site and build 17 flats.

The application was refused by Walsall Council because in its planning policy, the land is allocated as a site for travelling showpeople rather than general residential housing.

It is understood that the land neighbouring the pub is owned by Pat Collins Funfairs.

Mr Khera appealed Walsall Council’s refusal to the planning inspector but was not successful.

The application documents state that Mr Khera listed the property for sale in 2018 on a Showman’s property buying page, but there was little interest.

In 2021, Mr Khera submitted another proposal to demolish the pub and build 17 flats, but withdrew the application before a decision could be made.

Most recently, in 2022, Mr Khera applied again to demolish the property, but this time build a three storey block with 10 flats spread across the first and second floors and a retail unit on the ground floor.

Mr Khera withdrew the application before a decision could be made.

The upcoming auction is set to take place at 8.30am on Thursday, July 10.
