Three-storey Victorian former hardware shop in Willenhall town centre could be turned into HMO
Plans have been submitted to convert a three-storey Victorian building in Willenhall town centre into a House of Multiple Occupation (HMO).
If the plans are approved by Walsall Council, 116-118 Lower Lichfield Street, formerly home to Roy Birch’s DIY and hardware shop, could become a 13-bedroom HMO.
The DIY shop closed in 2023 when Roy Birch retired in his early 90s after more than 50 decades of service in the town.
Last year the large property was put on the market, inviting offers in the region of £300,000.

The latest plans submitted by Shereen Enterprise Ltd propose creating six single en-suite bedrooms on both the first and second floor.
For the ground floor, the applicant plans to keep the three existing retail units and create one shared kitchen and living space for all 13 tenants, plus another single en-suite bedroom.
The plans include no car parking spaces, but a bicycle store at the rear. The traditional Victorian building is not listed or a designated as a heritage asset.
A decision is expected to be made by the end of October.
