Plans for 81 homes on land with post-medieval farmhouse in Walsall
Plans to demolish a post-medieval farmhouse to make way for affordable housing have been submitted to Walsall Council.
Applicant Owl Partnerships Ltd hopes to replace the buildings at Barns Farm with 81 homes, parking and associated infrastructure.

The 2.5 hectare site off Barns Lane is within the green belt and hosts the farmstead, agricultural buildings, and farmland.
Agent Pegasus Group said the site has been verified as grey belt, and it has been allocated by Walsall Council as a potential housing site in the latest draft local borough plan.
Previously, the site was allocated for a larger residential development in the now-withdrawn Black Country Plan.
If the plans are approved, there will be 16 one-bedroom maisonettes, 36 two-bedroom houses, 22 three-bedroom houses and seven four-bedroom houses.
Proposed access is gained from the existing private track off Barns Lane with a priority junction. A total of 154 parking spaces have been allocated within the plans.
Also detailed is an area of open space consisting of natural grassland, meandering mown paths and tree planting.
Agent Pegasus Group said: “The principle of development in this location is acceptable, with the site being grey belt, as verified in the November 2025 Walsall Green Belt Assessment.
“The site is well placed to help meet the overwhelming and severe unmet need for affordable housing within Walsall.”
