Planners to rule on new Brierley Hill homes

Dudley planners are set to rule on a plan for 13 new homes on a canal-side site in Brierley Hill.

An application has been submitted to Dudley Council for the development on the site of LA Motors on Leys Road.

The proposed new housing would consist of a mix of one, two and three bedroom homes on the 0.7 acre site.

A statement in support of the application said: “The proposal represents a sympathetic and appropriate use of a brownfield site within a heritage-adjacent setting and offers an opportunity to enhance the character and activity of the canal-side environment.”

Planners have refused an application to convert a semi-detached house into a pair of studio flats and a five-bedroom house in multiple occupation (HMO).

The application, for the house on Tennyson Road in Pensnett, would have seen the erection of a single-storey rear extension and an extension to the roof at the rear.

A report from planning officers on the application said: “The proposed roof alterations, including the hip-to-gable and large rear dormer, would appear as disproportionate and incongruous additions, undermining the character of the host dwelling and wider street scene.

“Furthermore, the internal layouts for the HMO and studio flats fall significantly short of minimum space standards, resulting in poor living conditions for future occupiers.”

Council planners have granted permission for conversion of a three-bedroom home into a three-bedroom HMO in Cromwell Street, Dudley.

A report from planning officers on the application said: “The application site comprises a maisonette style dwelling with shallow pitched roof attached to a larger three storey block of flats.

“The property has a private amenity space secured by boundary fencing which forms the boundary with a pedestrian footpath to the west of the site.

“The development would not result in any detrimental impact to surrounding properties and would therefore not have a detrimental impact upon the character of the area.

“The HMO would not raise highway safety concerns and it would not exacerbate any existing issues with crime and anti-social behaviour within the surrounding area.”
