James Rossiter, associate director at Bond Wolfe, said the site, and its existing workshop and ancillary accommodation, is ripe for development, subject to planning permission.

The property includes a workshop with an inspection pit, with first-floor accommodation comprising a reception room, bedroom, kitchen and shower room, plus an outside yard/car park and garage.

Mr Rossiter said: “Westbourne Road in Walsall offers charming Victorian period housing, convenient proximity to town centre amenities, and strong commuter links with handy access to Junction 7 at Great Barr and Junction 10 at Bentley of the M6 motorway.

“It’s a popular residential area so, subject to planning permission, there is a strong case for redevelopment of the site.”

The site, which is listed with a guide price of £20,000-plus, is among 176 lots appearing in Bond Wolfe’s next auction, which will start at 8.30am and which will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
