Goold Estates starts work on £28m urban logistics and industrial scheme in Wolverhampton

Building work has got underway at Foundry Business Park in Wolverhampton to transform a derelict brownfield site into a 15-acre employment hub.

Property investment and development company Goold Estates has appointed Caddick Construction as main contractor on the scheme, which will deliver 166,500 sq ft of modern urban logistics and industrial space off Brook Street, Bilston.

Goold Estates is Wolverhampton Council’s chosen developer for the site and bought the land from the council.

The £28 million scheme, which forms the final phase of development at Bilston Urban Village, has the potential to create up to 330 new jobs when complete. 

The development is being supported by a £12.5 million investment from the West Midlands Combined Authority (WMCA) as part of its programme to transform urban, brownfield sites for new homes, jobs and commercial spaces, helping to drive economic growth across the region.

Foundry Business Park will comprise 15 new units ranging from 2,513 to 63,466 sq ft, designed to suit a variety of uses. Sustainability is at the heart of the scheme, which will target BREEAM Excellent and EPC A, and include features such as LED lighting, photovoltaic roof panels and electric vehicle charging. Units are expected to be available from spring 2026.Dominic Goold.

Managing director of Goold Estates, said construction follows completion of preparatory works to remediate the site, located next to the A463 Black Country Route.

He said: “This brownfield site has a complex industrial legacy, including coal mining and steel making, which meant it remained vacant for over 20 years. Progressing the site’s development required extensive consultation, so reaching the construction phase is a significant step forward.

“We have considerable experience regenerating derelict sites that deliver lasting economic and environmental benefits. Foundry Business Park has the potential to create hundreds of jobs, support growing businesses, and attract new investment to the region.

”Bilston Urban Village is an important site in Wolverhampton Council’s overall economic strategy for Bilston, where it has realised its vision of creating hundreds of new affordable homes for families.

Councillor Stephen Simkins, Wolverhampton Council leader, said the site will deliver hundreds of jobs - adding: “It is great to see the council’s chosen developer for this employment land, Goold Estates, progressing this scheme as the final part of the council’s Bilston Urban Village transformation.

“With further investment on site or in the pipeline for the town, the future is bright for Bilston as we deliver the platform for businesses to grow and thrive – in turn providing opportunities for local people.”
