Planning application submitted to bulldoze Oldbury electronics unit to make way for apartment block

Plans have been submitted to bulldoze an electronics shop and warehouse in Oldbury to build a new apartment block.

The unit on Junction Road South is the only commercial property on the residential street and requires HGV deliveries. 

The new three storey apartment block will comprise of nine one bedroom apartments which will fulfil a demand for accommodation in the area.

Foster Architecture and Design submitted a planning application to Sandwell Council this week for permission to go ahead with the plan.

FAD's planning statement said: "This planning statement supports an outline planning application for the replacement of an existing commercial unit located in Oldbury, Sandwell, with a new residential development of 9, 1-bedroom self-contained apartment. 

"The proposed development seeks to contribute to the local housing supply, promote sustainable urban living, and make effective use of previously developed land, in accordance with the National Planning Policy Framework (NPPF) and the Sandwell Local Plan. 

"The proposed development aligns with the Council’s strategic objectives for sustainable development, urban regeneration, and housing delivery, contributing positively to the area’s growth."

The statement added: "The application site measures 440 sq.m and is filled in its entirety by a mixture of single and two storey elements forming a combination of office space and warehousing for the existing commercial business.

"The current use of the site is somewhat uncharacteristic of the area as it sits within a dense residential conurbation. Junction Street South is an eclectic mix of architectural styles featuring traditional Victorian terraced properties, more modern apartment buildings with some larger detached properties. 

"The current use of the site is a commercial business which buys, sells and repairs electronics. As such there are deliveries from heavy goods vehicles to the current warehouse portion of the site which given the residential area is somewhat disruptive."

The applicants praised Oldbury for its connections as an in demand residential area.

They said: "The site benefits from excellent public transport links, proximity to local amenities, and access to major road networks, making it a highly sustainable location for residential development. 

"The site is considered previously developed land, aligning with the principles of urban regeneration and efficient land use outlined in the National Planning Policy Framework.
