The houses would be built in Greets Green and two new public open spaces would be created, if approved.

The homes are earmarked for land that had been originally due for transformation into a £6million extra care scheme.

However, the project was moved to another site as the Health and Safety Executive feared it was too close to a chemical hauliers.

Council bosses feared the land would be left to fall into disrepair, but today Councillor Steve Eling, deputy leader of Sandwell Council, welcomed the new development.

He said: "It is good news that there is a beneficial use coming forward that will hopefully mean that the site will be developed and a value to Greets Green for years to come."

And the scheme has been described as an "ideal development" by Sandwell's economy boss, Councillor Derek Rowley.

As well as the homes plans include public open space and 350 car parking spaces on the 10-acre site.

Councillor Rowley said today: "Anything that develops derelict land has to be good.

"It helps us meet the number of homes that we need to provide in Sandwell for the growing population. Because it wasn't suitable for a care home doesn't mean it isn't suitable for residential homes. In that area that would be an ideal development for it is close to West Bromwich town centre and close to all the amenities."

"The proposed scheme is divided into three areas of Greets Green with public open spaces to the south and the north with with new grass and wetland planting, footpaths, sports pitches and lighting."
