Former veterinary surgery near Birmingham listed for sale at auction
The property adjoining a parade of shops has a guide price of £165,000
A three-storey property that was once home to a vets’ surgery on a busy parade in south Birmingham is going to auction.
The end-terraced property at 165 New Road in Rubery has a guide price of £165,000-plus in Bond Wolfe’s next livestreamed auction, taking place on Thursday May 14.

The auctioneers, who are preparing to host their 50th auction, said the upper floors have the potential to be converted into residential accommodation, subject to planning permission.
James Rossiter, associate director at Bond Wolfe, said: “What used to be well-known locally as Clent Hills Vets is now a substantial and vacant property that extends to around 1,809 sq ft over three storeys.
“The position is within a popular high street parade of retail and commercial occupiers on the busy New Road.
“There is a high footfall on this parade, with neighbouring occupiers including Subway, Tesco, Co-op, Farm foods and various restaurants and takeaways.
“There is a large ground floor retail area, with extra accommodation on the first and second floors with the potential for conversion to residential use subject to planning permission.
“The property has side access, and a rear external staircase provides access to the upper floors, a lay-out that has assisted the residential developments in neighbouring properties.”

The freehold property has a reception and waiting area, four practice rooms and two storage rooms on the ground floor, extending to around 987 sq ft. There are offices and a laundry room with toilet on the first floor, and a staff room and kitchen area, plus shower room with toilet, on the second floor.

The upper floors each extend to around 411 sq ft and the property also has an air conditioning system.
Mr Rossiter said offers in excess of the guide price may be considered ahead of the auction.
The property, situated around 10 miles south west of Birmingham city centre, is among scores of lots appearing in Bond Wolfe’s next auction which is due to start at 8.30am and which will be livestreamed via the auction company’s website - with remote bidding by proxy, telephone or internet.
