Fire damaged historic former hotel in South Staffordshire village for sale at auction this month

The former Hatherton House Hotel in Penkridge is up for sale with a price tag starting at £500,000 in Bond Wolfe’s October auction.

The Grade II listed building incorporates the former village rectory, which dates to 1831, as part of a complex of buildings that was a country club in the 1980s before being converted to a hotel in 1991.

It has been left empty and derelict since a fire damaged part of the building in December 2023.

The former Hatherton House Hotel, in Pinfold Lane, Penkridge, and its two-acre grounds are currently listed with a guide price of £500,000-plus in the livestreamed auction starting at 8.30am on Thursday October 23.

Ian Tudor, commercial auction director at Bond Wolfe, said: “This historic building is in need of comprehensive refurbishment throughout, but is considered suitable for a wide variety of alternative uses, including residential development, subject to obtaining the appropriate planning permission.

“The Hatherton House Hotel was originally the village vicarage, believed to have been built in 1831. It was extended and incorporated into a hotel complex in the 20th century and later became the Hatherton Country Club before being branded by one of the major hotel chains.

“The property, which requires a comprehensive repair and refurbishment programme, is part fire-damaged and largely stripped back to shell form.

“The accommodation extends to approximately 34,703 sq ft and comprises 55 former en-suite bedrooms, although all fittings have been removed. 

There are further rooms formerly used as bars, function suites, meeting rooms, offices, a reception area, kitchens, ancillary stores, and a fitness centre including two squash courts, gyms and an indoor swimming pool.

“Outside there is ample parking and landscaped grounds which also require a full makeover.”

Mr Tudor added: “The property is considered to offer an opportunity to refurbish and is suitable for a continuation as a hotel and alternative uses including wedding venue, hospitality, conference centre, health/wellness retreat, care uses, education, offices or complete redevelopment for residential use, subject to obtaining any necessary planning permissions.

The hotel fronts Pinfold Lane and is next to Penkridge Sports Centre and Penkridge railway station. It is just a short stroll from the main street of the historic Penkridge village in South Staffordshire - five miles south from Stafford and 10 miles north of Wolverhampton.

The former hotel will be among 179 lots appearing in the auction which will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
