400 homes set to get the go-ahead on site in Walsall

Plans to build more than 400 homes in Walsall as part of a major regeneration scheme are set to get the go-ahead.

Goscote Lodge Crescent in Pelsall has been earmarked for 426 new homes, with new roads and parking spaces also set to be created as the Goscote Lane Corridor scheme takes another step forward.

Housing provider whg has submitted the application after previously spending £50 million on transforming the Poets Estate area in Goscote, creating 412 homes at a site now known as Waters Keep.

Community leaders have welcomed the news that the plans are set to be accepted.

Councillor Ian Robertson, who represents the Blakenall ward, said: "This is part of a major, long term investment into creating a new community and regenerating the Goscote corridor and I am pleased to see it move forward.

"I am particularly pleased that affordable housing will make up a good percentage of the development, allowing people to get on the property ladder.

"Progress on the Goscote regeneration project has so far been a huge success, with the homes on Waters Keep proving to be very popular.

"I am sure this will be another positive step and a bonus not only for the Blakenall area but for Walsall."

Overall, there is due to be an £88m investment in the area, bringing more than 750 new properties.

whg said it would wait until Thursday's meeting before commenting on its application further.

Mark Tranter, the firm's director of development, said: "Plans for the next phase of the Goscote Lane Corridor regeneration will be discussed by Walsall Council's planning committee on Thursday April 27.

"We will await the decision of the planning committee before making further comment about this application."

Of the 426 homes planned for Goscote Lodge Crescent, 312 will be for private sale, 74 for affordable rent and the remaining 40 will be wellbeing homes – helping those that want to stay in their own home but need support.

A report prepared by planning officers ahead of Thursday's meeting states: "All new housing has off-street parking either at the side or in front of the dwelling and across the site parking provision averages at 1.6 spaces per dwelling.

"There are a mix of houses proposed being single, double and three storeys with between one and four bedrooms. All houses face the street."
