Homes plan for vandal-hit ‘neglected’ old garage site in Willenhall

A vandal-hit ‘neglected’ old garage site in Willenhall could be transformed into a number of new homes.

Developer Guiseppe Vernava is looking to build six new properties on the disused land, situated between existing homes on Coltham Road.

If approved by Walsall Council planners, the development would see two lots of three-terraced homes built on the site.

In the application, the developer said the land is derelict and now attracting vandalism while the plan would help provide much needed houses in the area.

Planning officers at the council are expected to make a decision on the proposal next month.

Agents Armstrong Walker said: “The proposal offers the re-development of a neglected site that needs development to complete a void within the existing street scene, but also to increase natural surveillance around the area for the existing residents.

“The remote and derelict nature of the site attracts vandalism given the secluded nature particularly to the rear of the site.

“Through appropriate analysis and design development the proposal will provide a positive contribution to the street scene and offers economic benefits and high-quality housing contributing to the growth of Walsall.

“The proposals will help to support services in nearby villages and enhance or maintain the vitality of the community.

“It is considered that the scale, massing and style of the proposed dwellings and their siting will not detract from the setting and will introduce additional character within the existing street scene and would represent congruent and harmonious development.

“The new dwellings will have longevity which will benefit the local community and nearby communities and businesses.

“It will make good use of a residential site and will improve the visual appearance of the locality.

“Additionally, the proposals will also support local businesses and tradespersons by utilising them as suppliers and contractors to the development.

“Finally, the applicant is seeking to make a major investment in a thoughtful and sympathetic manner which is supported by policy.

“This form of development should be encouraged and welcomed by the LPA and I would therefore respectfully ask that the proposal be approved.”
