Derelict shops empty for more than a decade could be torn down to make way for new homes

A derelict row of shops which has lain empty for more than a decade could be torn down to make way for new homes in Willenhall.

Walsall Housing Group (whg) has put forward proposals to transform the four former stores on the corner of Shelley Road and Keats Road into the two and three bedroom properties.

The housing provider said that, if Walsall Council planners give the green light to the scheme, the homes will be available for affordable rent.

The whole site features four empty shops and 18 garages and whg described them as ‘disused, technically challenging’ and have stood empty for more than 10 years.

They added the most recent use of the site was by local firefighters who carried out a training exercise there.

It is proposed to demolish the shops and garages – the leases of which expired some time ago – with the construction of the houses to follow.

Rebecca Bennett Casserly, Corporate Director of Development, said: “This redevelopment will be a welcome addition to the community, helping to revitalise the area by replacing unsightly and derelict buildings with quality, affordable homes.

“We know local residents are keen to see something happen here. I hope they welcome the proposals we are putting forward for planning, which form part of a wider approach to create more new homes by making the best use of our disused assets.”

Agents JDA Architects added: “The Design Team are committed to implementing the highest standard of design and specification and any future design development should also look to ensure best practice.

“We believe our scheme appropriately responds to the surrounding context and provides much needed affordable housing for the local area, whilst following the requirements of Walsall’s Local Plan.”

Walsall Council planning officers are expected to make a decision on the plan next month.

This application also follows a recent announcement by whg to redevelop another commercial site in Willenhall.

Planners are currently considering a proposal to convert the housing association’s Beechwood House offices into 14 one and two bedroom apartments for rent with net zero carbon credentials.
