Business units plan given go-ahead

Willenhall is in line for a welcome jobs boost as plans for a £3 million business development were given the green light.

New Street LLP have been granted permission to build three business units on land at Electrium Point in Forge Road, which aims to bring an economic boost to the area.

In their application to Walsall Council planners, representatives said while the proposal is speculative at present, the company has a track record in delivering similar schemes across the UK.

They also said the existing area was allocated as ’employment land’ and the new units would provide a host of further benefits.

As well as creating space for mixed uses, the development will involve the part demolition of existing offices and a separate storage unit.

Agents Simply Planning said: “The planning application is submitted on a speculative basis with the final tenant mix to be confirmed. Consequently, a flexible planning permission is sought.

“However, at the outset, it is important to note that New Street LLP, have successfully delivered a number of comparable employment schemes across the country.

“The scheme is fully funded, costed and importantly, deliverable. Key benefits of the proposal include:

▪ An investment in the region of £3m.

▪ The creation of additional jobs at an established employment location which will likely be made available to local residents.

▪ A development that wholly accords with the Statutory Development Plan.

▪ Additional choice, competition, price competitiveness and availability of business/commercial floorspace generally in the locality.

“The proposal will result in the delivery of economic generating uses through the development and rationalisation of an underutilised, yet established, employment site.

“The proposals are grounded in commercial reality and there is an evidenced need for further commercial floorspace at this location.

“Having due regard to the Development Plan context, alongside the nature of the surrounding area, the application site represents a logical development site for the type of development as sought.”
