A Victorian lodge house that was once part of a 200-year-old Black Country manor house estate is up for grabs at a Birmingham auction

Bond Wolfe Auctions’ next auction at Villa Park on July 3 includes Main Lodge, a Grade II-listed property at the gateway to the former Lawnswood House estate, near Wordsley, and comes with a guide price oft £125,000.

The two-bedroomed home, which lies off the main A449 around a mile-and-a-half north of Stourton, was a later addition to the Regency manor house that was originally built for the wealthy Foley family.

The main house, which was completed in 1816 and was also once owned by famous Black Country car manufacturer Jack Bean, has been converted into a newly opened pub called The Roe Deer.

Main Lodge, on the edge of Lawnswood’s stunning parkland estate, badly needs repair and restoration, hence the bargain price.

Gurpreet Bassi, chief executive of Bond Wolfe Auctions, said: “This is a lovely little house and with such a competitive starting price it is likely to be very popular with a wide range of bidders.

“It was built in 1839 in a matching style to the main house and comes with a hexagonal cellar, a ground floor sitting room with open fireplace, a dining room and kitchen, with two bedrooms and a bathroom on the first floor.

“As well as those looking for a historic renovation project to turn into a dream home, it provides a rare opportunity for developers with imagination and style.


“In addition, there is land at the rear of the lodge that may be available at a later date by way of separate negotiation.”

Mr Bassi added: “It is, without doubt, one of the most interesting lots for sale at the auction and we expect considerable interest.”

It is among 120 lots in the auction.
