Tenant reinforcements at Fort Dunlop

West Midlands landmark Fort Dunlop has notched up more than 9,100 sq ft in office lettings across four deals.

Existing tenant Inspired Thinking Group has acquired 4,326 sq ft of additional office space in the building, supplementing the 20,000 sq ft the firm already occupies.

The marketing consultancy, which also has an office in New York, is now Fort Dunlop’s third largest office occupier.

Derry Building Services has also acquired additional space, moving from 2,884 sq ft to 4,323 sq ft on a six-year lease.

In addition Forsee Fixed Line and Dreamcatcher Marketing have joined the tenant roster at Fort Dunlop.

The duo have acquired 2,316 sq ft and 1,022 sq ft respectively, for a 10-year and six-year term each.

Fort Dunlop was acquired by a fund managed by Tristan Capital Partners, the London-based real estate business, partnering with EDG Property, in 2014.

The fund is investing more than £5 million in the iconic building, which has a locally listed façade. This includes the refurbishment of existing office space, additional car parking and external landscaping. The landlord also has planning permission for a glazed extension on the roof of the building.

Neil Edginton, managing director of EDG Property, said: “As well as welcoming new tenants to the Fort Dunlop community it’s great to see existing tenants growing within the building. It illustrates how flexible Fort Dunlop is for companies looking to upsize or downsize.”

Fort Dunlop, with 350,000 sq ft of office space, is currently home to 44 businesses with more than 2,500 people working in the building.
