Is this the cheapest house in Wolverhampton? The three-bedroom family home goes under the hammer tomorrow and is expected to sell for as little as £15,000.

It does not take a property expert to see that the terraced house in Caledonia Road needs a lot of work.

Bricks are falling away at the base of the house and its windows are either missing, boarded-up or crumbling.

In fact the home is in such a sorry state that auctioneers SDL Bigwood have been unable to offer prospective buyers internal viewings.

But a property developer with vision may consider the home a tidy investment, with there being a guide price of just £15,000 - £20,000.

The house is situated less than a mile from the city centre and is a stone's throw from Grove Primary School.

In addition to its three bedrooms it has a rear garden and an upstairs toilet. On the ground floor it boasts an entrance hall, two reception rooms, a kitchen and a bathroom.

Next door is a convenience shop and directly opposite GP practice, Grove Medical Centre.

Ron Darlington, a partner at SDL Bigwood, said there has been plenty of interest in the home, which could push up the sale price.

He added: "Once done up that house is probably worth around £85,000, maybe £90,000. But that is going to be in zip-a-dee-doo-dah condition.

"As it is at the moment, there is brick work falling down. The kitchen and bathroom are almost inaccessible. If you were to bump into a wall you would probably knock the lot down.

"The money required to make it even habitable is going to be considerable."

Anda Paudel, who owns and runs neighbouring A&G Paudel Stores, said the home has been empty for a long time and is in a terrible state.

"Absolutely everything is damaged. Some of the windows which I can see are broken, in others there is no window at all," he added.

The property is listed as Lot 8 at the SDL Bigwood auction taking place at Villa Park, Birmingham, tomorrow, from 11am.

Its catalogue listing states it is "in need of extensive modernisation and repair throughout" and is being sold on the proviso that the buyer agrees to refurbish the property within a year.
