Birmingham-based Richborough Estates has applied for permission for a housing scheme at a 10.6-acre site to the north of Stafford. It would sit east of Marston Lane and north of Beaconside.

The developer wants to gain planning permission to sell the plot to a house builder.

The firm has not stated how many properties the site could accommodate however planning documents addressing how much extra traffic will be created in the area reveal it is thought the plot will see up to 101 new homes.

Referring to the potential number of properties, Richborough Estates' planning statement said: "The applicant is of the view that there is no need to specify an upper limit in this case in order to secure maximum flexibility going forward.

"If outline planning permission is granted the site will be marketed and sold to a house builder who will then put forward a reserved matters application."

A transport assessment states: "It is proposed to develop the site for up to 101 residential dwellings."

It is expected the new homes will generate up to 60 extra vehicle movements an hour at peak times.

Stafford Borough Council's regeneration boss Frances Beatty said: "We need to make sure the design of the houses is attractive and long-lasting. We really don't need endless boxes built by volume."

The new plan comes after a proposal was unveiled for a 700-home estate, school and care home, on a 98-acre plot on the opposite side of Marston Lane.
