Flats possible at historic Dudley factory as site is put up for auction

A vandal-hit and derelict former Black Country factory has been put up for auction with the potential for it to be converted into flats.

The Grade II Listed building, which used to be known as W Devenport & Sons, in Churchfield Street, Dudley, will go under the hammer on October 20 with Birmingham-based property specialists SDL Bigwood.

It has a guide price of around £78,000 to £83,000.

The former clothing manufacturing company's base has fallen into disrepair in recent years but the historic building could be revived with investment and turned into a block of flats, according to an auctioneer.

Ron Darlington, auction partner at SDL Bigwood, said: "It has got good development potential as it's coming with some side land as well.

"It has listed status but it could be converted into four or five flats.

"It just depends what the inside is like and how they can incorporate it with the outside.

"It would of course have to go through planning and be consulted with the listed building people.

"But from a builder's point of view it's an ideal piece of land, providing they have got the knowledge, skills and expertise to take it forward."

Mr Darlington said he believed the former factory could sell for anything between £80,000 to £100,000.

"It just depends on the day," he said.

"It's a nice looking building, especially if it was done up."

The factory was built in 1866 but these days has been earmarked as a property looking ripe for demolition or redevelopment after standing empty for several years.

A report to the auctioneers about the site states it still remains a Grade II Listed building and comes with adjoining land, which could be suitable for development subject to obtaining planning permission.

Mr Darlington said: "We understand that the property and land is freehold.

"Vacant possession will be given upon completion.

"We understand the site extends to some 480 sq m or thereabouts.

"The property and side land may be suitable for development of the existing building into five or maybe six one-bedroomed flats.

"It could also be used for the new build of some four one-bedroomed flats on the adjoining land, all subject to obtaining the necessary planning consents.

"All initial enquiries should be made to Dudley Metropolitan Borough Council Planning Department."

The auction will take place at Aston Villa Football Club on October 20, at 11am.
