They were found as officers visited a three-storey terraced house after reports of a burglary on Saturday night.
Sgt Carl Paget said plants were being grown on all three floors in of the house in Hallam Street, near Sandwell General Hospital, when they arrived shortly after 10pm.
Premises were cleared of plants and three people arrested. Residents said they were stunned as a container lorry arrived to collect confiscated plants and hydroponic equipment yesterday.
A householder, who did not want to be named, said: they were surprised at the quantity of cannabis that the police were bringing out.
