Thursday 24th February 2011, 11:29AM GMT.
Plans for 314 houses on the landmark Goodyear site are due to be approved next week.
Councillors in Wolverhampton are being recommended to allow the scheme on prime land off Stafford Road to go ahead.
Developer St Modwen and housebuilder Persimmon hope to have the first new residents in by Christmas.
The application will involve the building of 133 four-bedroom houses, 154 three-bedroom houses and 27 flats.
The scheme is part of a £150 million project to create a mini village on the site of the former tyre factory.
Council planning officer Richard Pitt said: “This is the first phase of an important development for the city, one which will provide hundreds of new houses and create an attractive, sustainable community.”
An Aldi store is also planned.
